Fourth North Pavillion

This is a new neighborhood scaled retail center located at a street intersection wthin a redeveloping commercial corridor. Consistent with the city’s goals, the center is designed to have a more pedestrian-friendly character than previous generation commercial projects located on 4th Street. It is placed relatively close to the public street and sidewalk with each of the four retail spaces having dual entrances; one on the front for pedetrians and one on the rear adjacent to the project’s parking lot.

A clean, contemporary architectural expression was desired to contrast with other recent projects nearby employing various historicist styles. The most prominent feature of the building is the corner tower which fronts the street corner and is rotated to provide signage oppoutunities for the lead tenant. The building becomes the sign tower and a grand space is created within. A minor “echo” of the corner tower is located at the south end of the building.

The project was quickly leased out to a mix of desirable national and local tenants.
